On June 1st, the Texas Department of Housing & Community Affairs (TDHCA) implemented a new bond program to assist buyers with their down payment when purchasing a home. “Bond 77" is the largest allotment of it's kind in Texas and may be as much as $500 Million in funds. This program was released just in time to fill the void left behind by the home buyer tax credit which expired on April 30th.

Bond 77 has liberal income limits, is available to existing home buyers & first time homebuyers! This is an affordable alternative for down payment funds.

House Passes Legislation Extending FTHB Tax Credit for Veterans -October 15, 2009

The House of Representatives voted unanimously Monday to extend the deadline for the home buyers’ tax credit for one group of Americans.

HR 3590 will allow eligible military personnel, foreign service and intelligence officers to apply for the $8,000 tax credit for one year beyond its current November 30 deadline. Those meeting the underlying requirements for the credit must also be serving overseas or have spent at least 90 days deployed outside of the country during the current calendar year. It is expected that about 350,000 military personnel and an unknown number of federal employees may be affected by the new law. The bill, introduced by Representative Charles Rangel (D-NY) because it was thought that families serving overseas were being passed over for this one-time opportunity to purchase a home

USDA Loans are back...can be up to 100% in certain areas only (Burnet County, Llano County, Williamson, Blanco and Hays counties)-The $8000 Tax Credit is Available & FHA still continues to be a good choice. If you can make a 3.5% down payment, we can generally get the seller to pay most of the closing costs, so little out of pocket expense. The down payment can be a gift from friends & family too.  And, Interest Rates are low.....

Did you know that First Time Home Buyers (or people who haven't owned a home in 2 years) can use up to $10,000 in funds from their IRA as a down payment on a home, penalty free???

If you're married, and you and your spouse are both first-time buyers, you each can pull from retirement accounts, giving you $20,000 in residential cash.Even more interesting, you can share your IRA funds with family members for their home purchase. The IRS says the first-time home buyer using your IRA funds for a down payment can be you, your spouse, one of your children, a grandchild or a parent.

But, don't take your money out too soon. You must use the IRA funds within 120 days of withdrawal to pay qualified acquisition costs. This includes the costs of buying, building or rebuilding a home, along with any usual settlement, financing or closing costs.

The Texas First Time Homebuyer Program 

Down Payment Assistance Programs -- FUNDS ARE NOW AVAILABLE!!  HURRY!
The Texas Department of Housing and Community Affairs (TDHCA) recently released a new First Time Homebuyer Program (Bond Program 74) that offers a 10-year deferred forgivable 2nd lien for down payment and closing cost assistance. The amount of assistance is up to 4% of the 1st lien mortgage amount. The 30-year first lien fixed interest rate is a competitive 6.25%.

Through the Texas Department of Housing & Community Affairs (TDHCA), below market interest rate mortgage loans are available through participating lenders to eligible families and individuals who are purchasing their first home or who have not owned a home in the past 3 years. Two types of loans are available under this program. An “Unassisted Rate” loan typically offers our lowest interest rate available and does not provide funds for down payment and closing cost assistance. For borrowers needing assistance with their down payment, an “Assisted Rate” loan is offered to income-eligible borrowers that provides grant funds up to 5% of the mortgage amount. These loans are offered at a slightly higher interest rate.  These programs may be on hold and out of funds - check the website for more information. 

In the Austin and Highland Lakes areas, loans up to $237,031 are available. 

The Mortgage Credit Certificate (MCC) Program increases a family's disposable income by reducing its federal income tax obligation. The tax credit is valid for the life of the loan as long as the borrower occupies the property as their primary residence.

What is a Mortgage Credit Certificate?  A Mortgage Credit Certificate allows the homebuyer to claim a tax credit for some portion of the mortgage interest paid per year.
